RENTAL AGREEMENT 

Hereinafter called “LESSEE”, witnesseth: 

  1. Lessee will not use the demised premises for unlawful purposes; Lessee will pay the rent each month as it becomes due, Lessee will keep the demised premises in good condition (usual wear and depreciation excepted); Lessee will not store explosive or highly inflammable material or goods on the demised premises. 
  2. Lessee will at their expense obtain insurance on the property stored on the demised premises, and that Lessor shall not be responsible for any damage or loss of said property caused by fire, water, theft, leakage, rodents, or from any hazard or cause whatsoever; that the Lessee shall forfeit and waive any claims or right of action that they may later acquire against the Lessor for loss or damage to its property arising from any cause whatsoever. 
  3. Lessor shall have the right to enter the demised premises at reasonable times for the purpose of inspecting the condition thereof. 

4."In addition to such liens and remedies provided by law to secure and collect rent, Lessee hereby grants Lessor a lien and security interest upon all of Lessee’s property, now or at any time hereafter stored on the demised premises. In case of default in the payment of said rent by Lessee, Lessor is authorized to seize and take possession of said property and place Lessor’s lock on the door of the demised premises or change the code on the unit's door. After due notice to Lessee as provided herein, if the rent is not paid within 4 Months, Lessor may sell the property at public or private sale, according to the notice given, for the payment of said rent. The proceeds from such sale may be applied by Lessor against his lien, including the reasonable cost of enforcement, collection, and sale. Any proceeds from the sale of the property which remain after satisfaction of the lien will be retained by the Lessor, and no refund of the remaining value will be made to the Lessee."

  1. If said rent is not paid within 10 days of the specified rent due date a late charge of the greater of $20 or 20% of the past due amount, per month, will be added to the amount due. 
  2. If said rent is not paid by 20 days of the specified due date a lock will be placed on the unit and a $50 lock removal fee will be added to the amount due. 
  3. Should Lessee hold over and retain possession of the demised premises after the expiration of his lease, Lessee’s occupancy of the demised premises shall be as a tenant from month to month, and that all the covenants and conditions contained herein shall continue in full force and effect so long as Lessee holds over and retains possession of the demised premises. 
  4. In the event of breach of any of the foregoing covenants and conditions by Lessee, Lessor may, at the option of Lessor, immediately terminate this lease, at which time all of

Lessee’s rights of possession shall terminate. Rental to be used only for storage. Deposit may be used to offset any cleaning or repair fees or for payment of any other charges owed to the Lessor. Refund of deposit only, after the unit is swept and inspected! 

  1. Lessee shall only affix one (1) lock on said unit. If additional locks are on the unit, the Lessor may remove excess locks at his discretion. 
  2. $25 charge on all returned checks.
  3. "Month-to-Month Tenancy and Rent Adjustment Clause: This lease agreement shall be on a month-to-month basis. The landlord reserves the right to adjust the rent amount as deemed necessary. Any increase in rent will be communicated to the tenant in writing at least two months prior to the effective date of the increase."
  4. Any and all information gathered to complete the purchase is collected only to complete the purchase and facilitate communication between Klein Property Management LLC and the Lessee. Klein Property Management LLC does not share or disclose any information from our customers with anyone outside of Klein Property Management LLC. Additional concerns should be addressed in Stripe’s Privacy Policy. We use Stripe to complete and handle online payments for Klein Property Management LLC. 

 

WBank ACH Transactions Information Policy

This document outlines the policy regarding the collection and use of information for Bank ACH transactions.

  1. Information Collection

All information gathered for the purpose of processing Bank ACH transactions will be collected through Stripe, our chosen payment processing platform.

  1. Use of Information

The information collected will be used solely for the purpose of processing Bank ACH transactions. This includes, but is not limited to, verifying account details, executing transactions, and maintaining transaction records.

  1. Retention of Information

The information collected for Bank ACH transactions will be retained within Stripe. It will not be used for any other purposes outside of processing these transactions.

 

  1. Security Measures

Stripe employs industry-standard security measures to protect the information collected for Bank ACH transactions. This includes encryption, secure servers, and compliance with relevant data protection regulations.

  1. User Consent

By providing information for Bank ACH transactions, users consent to its collection, use, and retention as outlined in this policy.

  1. Amendments

This policy may be amended from time to time. Any changes will be communicated to users in a timely manner.
